What we do

One team.
Every stage.

Each project is different — different site, different client, different planning context. Our services wrap around your project, not the other way around.

We offer the full range — or just the part you need. If you're not sure where to start, a first conversation will clarify exactly what's relevant for your situation.

Architectural Design & Planning

We design intelligent spaces and manage your planning application from first submission to approval. Extensions, loft conversions, new builds, change of use — every project type we handle starts with architecture that responds to your site, your brief and your planning context.

Site appraisal & feasibility — understanding what's genuinely achievable before design begins
Planning drawings — all drawings required for a full planning application, prepared in-house
Application management — submission, officer liaison and negotiation on your behalf
Supporting documents — Design & Access Statements, heritage statements, policy justifications
Permitted Development advice — we assess whether PD applies and advise accordingly
Planning appeals — where applications are refused, we manage the appeal process

Interior Design

Interior design isn't a finishing touch — it's resolved alongside the architecture from day one. Layout, light, material, bespoke joinery: considered as one, not assembled separately. The result is a home that feels coherent because it was designed that way.

Coordinated with Architecture Available standalone
Space planning & layout — how rooms flow, connect and function day-to-day
Lighting design — natural and artificial light strategy, fitting specification
Material & finish selection — flooring, wall finishes, tile, paint, hardware
Bespoke joinery design — kitchens, wardrobes, storage, built-in furniture
FF&E schedules — furniture, fittings and equipment sourcing and coordination

Structural Engineering & Building Regulations

Structural engineering is critical to almost every project we do. All structural calculations, technical drawings and Building Regulations design are handled by our dedicated structural engineer — ensuring your project meets all required technical standards and that every approval and compliance sign-off is obtained.

Coordinated from concept Compliance & approvals managed
Structural calculations — all calculations required for Building Control approval
Technical structural drawings — steel beam schedules, foundation details, structural connections
Building Regulations application — full submission and management through to approval
Coordinated with architecture — structural and architectural drawings produced together, avoiding conflicts on site
Site inspections — structural sign-off visits at key stages of the build

Project Management & Construction

Where clients want us to deliver the full build, we do — under our name, with our team. No handoff to a separate contractor, no gap between what was designed and what gets built. The same people who created the design oversee its construction. One point of accountability, from concept to completion.

Delivered under our name Our team, our quality
Full build delivery — we hold the build contract and deliver the project under our name
Our trusted contractor — a team we've worked with consistently, who understand our standards
Programme management — construction sequencing, trades coordination, timeline management
Quality control — regular site visits, workmanship checks, issue resolution before problems escalate
Budget tracking — transparent reporting, variations flagged immediately with costs clearly set out
Design intent oversight — where clients have their own contractor, we can assist in reviewing the build at key stages to help ensure the design is being followed and quality is maintained

Beyond the core

Specialist reports,
managed for you.

Where a project requires specialist input beyond our core services, we identify it early, appoint the right consultant and manage them through the process. You deal with us — not a separate list of firms.

Flood Risk Assessments
Required for sites in flood zones 2 and 3. We identify the requirement at feasibility, appoint a specialist hydrologist and integrate the findings into the planning submission.
SAP / Energy Assessments
Standard Assessment Procedure calculations required for new builds and some extensions under Part L. Coordinated as part of the Building Regulations process.
Ecological Surveys
Bat surveys, biodiversity net gain assessments, protected species reports — required on certain sites. Identified at feasibility and coordinated through planning.
Sound & Noise Testing
Acoustic reports and pre-completion sound testing — commonly required for change of use, HMO conversions, and residential developments near noise sources or commercial uses.
Fire Safety Strategies
Fire strategy reports required for change of use, HMOs, flats and larger developments. Coordinated with the Building Regulations submission to ensure compliance from the outset.
Transport Statements
Required for developments with a significant traffic or parking impact. We appoint a transport consultant and coordinate the submission as part of the planning application.
Party Wall & Boundary
Party wall notices, agreements and surveyor appointments — required when working close to or on a shared boundary. Managed as part of the build preparation process.
Thames Water Approval
Build Over or Build Near agreements required when construction affects Thames Water assets — sewers, water mains or infrastructure. Coordinated within the Building Regulations process.
Heritage & Other Statements
Heritage impact assessments, arboricultural reports, drainage surveys — we identify what's required and manage the right consultant. Most combinations covered across ten years of projects.
Every project is different. The above is illustrative, not exhaustive. The value of working with us is that we identify what's needed before it becomes a problem — not after planning is submitted or construction has started.
