Do I need planning permission for an extension?
Not always — many extensions fall under Permitted Development rights and don't need a formal application. We assess this at the feasibility stage and advise on the best route. If planning is needed, we manage the full application.
How much does an extension cost?
Build costs vary significantly depending on size, specification and complexity. We'll give you an honest steer on typical costs for a project like yours at the first conversation — before you commit to any fees.
Can you just help with planning drawings?
Yes. You don't have to take the full service. We can provide architectural drawings and planning application management only — and you can appoint your own structural engineer and builder separately.
What if I already have planning approved?
We can join at any stage. Planning approved is a common entry point — we take the approved drawings and develop technical and structural drawings for Building Regulations, then manage the build if required.
My site is in a flood zone — can you help?
Yes. We've worked on sites requiring Flood Risk Assessments and are familiar with the planning process for flood zone sites. We appoint the specialist and manage the report as part of the planning application.
How long does planning take?
A standard householder planning application has an 8-week determination target, though this often runs to 12 weeks in busier boroughs. We'll give you a realistic timeline based on your specific local authority and application type.
Do you work outside London?
Yes — we regularly work in Hertfordshire, Buckinghamshire and Surrey, and consider projects further afield depending on scope. Get in touch and we'll let you know if your location works for us.
What's the first step?
Fill in the form above or email us directly. We'll arrange a free initial consultation — by phone, video or on site — to understand your brief and advise on the right approach. No commitment, no fee.
